These terms govern your use of FISExplorer ("the Service"), operated by Flood AI LLC ("we", "us"). By creating an account or using the Service you agree to them. Questions? Email info@flood-ai.com.

What the Service is

FISExplorer digitizes FEMA Flood Insurance Study (FIS) documents and makes their contents searchable: OCR text with cited answers, reconstructed data tables, and flood profiles digitized into station–elevation coordinates. Some features are free; others (such as data exports) may be paid. We may change, add, or remove features as the product evolves.

Your account

• Provide accurate information and keep your credentials secure — you are responsible for activity under your account.
• Access to studies is granted per account and is for your own use; do not share accounts or resell access.
• We may suspend or terminate accounts that violate these terms or abuse the Service.

Acceptable use

• Do not attempt to break, overload, or probe the security of the Service.
• Do not scrape or bulk-download content by automated means.
• Do not use the Service to send spam or misuse the study-request and feedback forms.

Important: data accuracy disclaimer

The Service presents data extracted from FEMA documents using OCR, automated table reconstruction, and AI-assisted digitization. This output is not an official FEMA product and may contain errors. It is provided for convenience and research; it is not engineering, insurance, or legal advice. Always verify any value against the official FIS document and effective FIRM before relying on it for design, permitting, insurance, or any regulatory purpose. Flood AI LLC is not responsible for decisions made based on extracted data.

Intellectual property

Underlying FEMA Flood Insurance Studies are U.S. government works. The Service itself — its software, interface, and the structure of its digitized outputs — belongs to Flood AI LLC. Data you export under a paid plan may be used in your own projects, models, and reports.

Disclaimer of warranties and liability

The Service is provided "as is" without warranties of any kind, express or implied, including fitness for a particular purpose. To the maximum extent permitted by law, Flood AI LLC's total liability arising from your use of the Service is limited to the amount you paid us in the twelve months before the claim, and we are not liable for indirect, incidental, or consequential damages.

Governing law

These terms are governed by the laws of the State of Louisiana, USA, without regard to conflict-of-law rules.

Changes

We may update these terms from time to time. Continued use of the Service after changes take effect constitutes acceptance. Material changes will be reflected on this page with an updated date above.
